• "Property" refers to any real estate listed, advertised, or transacted through our services
• "Client" refers to any individual or entity using our services to buy, sell, or rent property
• "Agent" refers to our authorized real estate agents and representatives
• "RERA" refers to the Real Estate Regulatory Authority of Uttar Pradesh
• "Services" refers to all real estate related services provided by our company
• "Website" refers to [your-website.com] and associated mobile applications

3.1 Property Listings

• All property listings must comply with RERA guidelines and local regulations
• Property information must be accurate and verified before listing
• Prices must be quoted in Indian Rupees (INR)
• Images must be actual photographs of the property unless marked as representative
• We reserve the right to modify or remove listings that violate our policies

3.2 Brokerage Services

• Brokerage fees are as per RERA guidelines and market standards
• Fees are payable upon successful completion of transaction
• Service tax and other applicable taxes will be charged additionally
• Cancellation charges may apply as per the agreement
• Commission rates are negotiable for bulk/corporate deals

4.1 Documentation Requirements

• Valid government-issued identification (Aadhaar, PAN, etc.)
• Proof of address and income documentation
• Property ownership documents (for sellers)
• Bank statements and financial records as required
• All documents must be self-attested and originals shown for verification

4.2 Client Responsibilities

• Provide accurate and truthful information
• Maintain confidentiality of transaction details
• Cooperate with legal and regulatory requirements
• Attend scheduled property visits and meetings
• Make payments through authorized channels only

5.1 Transaction Fees

• Standard brokerage: 1-2% of property value (as per market norms)
• Rental brokerage: One month's rent (standard practice)
• Service charges: As applicable per service type
• Legal documentation fees: As per actual
• GST and other taxes: As per government rates

5.2 Payment Methods

• Bank transfers (NEFT/RTGS/IMPS)
• Cheque payments to company account
• Digital payments through authorized platforms
• Cash payments are not accepted

6.1 Property Search and Selection

• Initial consultation and requirement analysis
• Property shortlisting based on criteria
• Site visits and property inspections
• Market analysis and price negotiations
• Final property selection

6.2 Documentation and Legal Process

• Title verification and legal due diligence
• Agreement preparation and review
• Payment schedule coordination
• Registration and stamp duty processing
• Possession handover coordination

• Cancellation before property finalization: Full refund of advance
• Cancellation after agreement: As per agreement terms
• Service charges are non-refundable once service is initiated
• Refund processing time: 7-14 working days
• Cancellation must be submitted in writing

• All disputes will be resolved through arbitration in Noida
• Applicable law: Laws of India
• Jurisdiction: Courts in Noida, Uttar Pradesh
• RERA dispute resolution mechanism will be followed where applicable
• Mediation option available for amicable settlement
